1) Please be advised per the Rules and Regulations only two (2) cars per unit are allowed in the designated Building Parking lot.  All other vehicles must be parked at the circle by the basketall hoop and second dumpster.
2) Painting is planned for Building A, B and D in 2018
3) Per the Rules and Regulations, no Pets are allowed in the interior area of the pool.

Recently, the board approved  that unit owners could paint their own front doors as long as they use the correct paint.  The paint color is:

WELCOME TO NORTHBROOK
 
                                                      NORTHBROOK RULES AND REGULATIONS
In order that Northbrook continues to be a great place to live or visit, we ask that all residents, guests and renters take a few minutes to read this and observe the following rules and procedures.
 
                                                                                    PARKING
Each unit is allotted “TWO” unreserved spaces. On a few occasions it is necessary to park guests or extra vehicles at the circle below E building (where the basketball hoop is located). Please be courteous if all units in the building are occupied and notice when your third or fourth guest vehicle is prohibiting your neighbor from parking at the building.  Vehicles should be parked in the marked spaces only. Boats, trailers and other large vehicles must be parked at the circle on a temporary basis only.  Do not park or drive on the grass areas. After snow storms vehicles should be moved from one side of the parking lot to the other after our property manager plows one side. This gives him the chance to complete each lot.
 
                                                                                  POOL RULES
Entrance to the pool area is by “KEY ONLY”. Climbing over the fence and picking the lock are prohibited.
Unit owners have been provided with a key by the association. Children under the age of “17” must be
accompanied with a responsible adult and may not enter the pool area alone. Carry-in-carry-out all trash
from the pool area. “ALL GLASS IS PROHIBITED AT THE POOL”
 
Be considerate of others while at the pool. Offensive language should not be used. Use only the tables
and chairs that you need for your family or guests. “SAVING SPOTS BY LEAVING TOWELS IS
DISCOURAGED”. Radios, etc. should be played at a volume not heard by other groups. Earphones are
Children who are in diapers must have a swim diaper on while at the pool.
 
Follow posted pool rules. Pets, bicycles, roller blades and skate boards are not permitted at the pool.
 
                                                                              TENNIS COURTS
The courts are for tennis play only. Pets, bicycles, roller blades and skate boards are not allowed. Carry-
in-carry-out all trash from tennis court area.
 
                                                           QUIET TIME AND OTHER COURTESIES
“QUIET TIME” is observed from 10:00 pm to 7:00 am. Care should be taken in the unit, stairs and in the
parking lots. Excessive noise between the posted hours could be offensive to those who are resting or sleeping.
 
                                                                        COMMON AREA RULES
Nothing can be altered or removed from the common areas without the consent of the Board of
Directors. All units are considered equal regarding this policy. The common area is all the woods, lawns,
pool, tennis courts, mulch beds, pavement areas, roads, driveways, parking areas, dumpster areas,
walkways, front porches, windows, attics, the exterior of the buildings and foundations.
Nothing that is an obstruction can be stored on the front walkways or front porches. Firewood must not
be in contact with the decks or the buildings. Firewood can be stored in wooded areas, on hoops and
racks on the back decks (LIMITED TO HALF A CORD) or on the crushed stone near the back decks,
provided it does not touch the building, deck rails or impede grass cutting and snow removal. “Trucks
delivering wood must dump wood on the paved surface, not the grass”. No hot tubs are allowed on
Plants may not be planted in the common areas without consent of the Board of Directors. Upper unit
owners may have plants on their rear decks, but they need to be in plant containers so that water does
not drip down on to the lower decks. Plants cannot be stored on or overhang deck railings. Lower unit
owners are limited to four hanging potted plant holders, but they must be fastened securely.
Bird feeders are allowed on the rear decks. Due to bears, the board discourages this.
Signs containing names may be fastened near the unit’s front door, but they are limited in size to one
square foot. Commercial signs are not permitted.
 
                                                             USE OF WOOD OR PELLET STOVES
Follow closely the manufacturers or the unit owner’s directions for the use of the wood or pellet stove.
Wood can be purchased in small amounts at convenience stores or at other local sites. There is no
common wood pile. Ashes must be deposited in the barrels that are located at each dumpster location.
Do not put ashes in the dumpsters. Ash buckets must be kept on the brick areas near the wood/pellet
stoves in each unit and never stored on the unit floors or decks. This is a fire hazard.
 
                                                                   GAS OR CHARCOAL GRILLS
Charcoal grills cannot be used on the decks. This is a fire hazard. Charcoal grills may be used away from
the building and may not be stored on the decks when not being used.
Gas grills may be used on the rear decks, but must be used against the railings or away from the exterior
walls of the buildings or the connecting walls on the rear decks. Observe safety procedures at all times.
 
                                                                                     TRASH
All trash is to be placed in the dumpsters. Be sure to reinsert the iron bars or chain, this makes the dumpster bear proof.
                                                                                  
                                                                                       PETS
Pets are allowed, but must be under the control of their owner(s). All dogs must be on a leash at all
times. Dog “POOP” must be picked up and not left on grass or paved areas.
 
                                                      INSPECTION OF RECORDS & CONTRACTS  
The official records and contracts of the Association are open to inspection by any owner of record. The
right to inspect the records and contracts includes the right to obtain copies at the reasonable expense
to the owner. The Board of Directors may implement rules regarding the frequency, time, location,
notice and manner of record inspections and copying. No owner has the right to act on behalf of the
Association simply by virtue of being owners. The President of the Association will be the sole contact
for owners regarding questions pertaining to the records and contracts. The current fees are as follows:
